I’ve said it time and time again!  Kitchens and Bathrooms sell a house (and everyone knows it’s the woman who makes the final ‘to buy or not to buy’ decision), so it never fails to upgrade in both those key areas.  The walk-in-closet is also HUGE!

According to the Appraisal Institute of Canada, upgrades of this nature will net you a return in the range of 75 to 100% on your investment! You can’t beat that!  (Calculate your costs and see your return here: Appraisal Institute of Canada Calculator)

So what are the latest hottest trends? I always advise venturing out to see the brand new show homes in your area.  There you will see the modern color schemes, products and finishes.

Granite counters remain the primary feature in the kitchens, and ultra modern finishing’s with appliances hidden with cabinet faces and vegetable drawers. New flooring throughout looks spectacular.  Hardwood is still the first choice but can be costly.  Many opt for laminate flooring.

Double sinks in the bathrooms are an added bonus, but you’ll start to notice very unique bowl shaped sinks and walk in showers with floor to ceiling tile work continue to be the trend.  Many new designs reflect the hotel suite experience – very spa like.

On average, renovations are getting bigger.  Today’s consumer expect higher end finishing’s with crown moldings, new flooring and updated cabinets as a must have.

The Boys will like all the in-floor radiant heat and new heat exchange pumps which will greatly reduce your heating bills!

Finally don’t forget a fresh coat of paint!  Baby boomers are returning to an age of comfort and tranquility and so the color scheme continues to be muted and natural tones.  Again, visit some local new development show homes for decorating and renovating ideas that will fit your budget and your style!
